depending on the state you live in i have a 2-unit owner occupied loan with 5% down and no pmi. min 660 fico and 2 ways to qualify. either the property must be in LMI area of if income is below 80% of median income tract.

It is important to use engineers, surveyors and attorneys with experience in the same city or county as your development.Good luck with your plans, I've played the game on 50+ acre tracts and am happy to share some advice.

Is it very large tracts of land, six figure size land deals?

Yes I bought a 4 acre tract in Rohnert park when it was not buildable but it was only 27k in 1995.. but it was right behind a home depot and on a freeway closer leaf only one block off well town grew out to us.. casino went in across the street brand new hotel next door and I have been entertaining offers in the 2.5 to 3 million range.. have not closed yet though.. you know those CA.

Any modern property management will keep tract of what $ in what account is available cash or a liability. 

. $1.5 million is what will buy you a nice upper middle income tract house here, and I don’t see a 30% correction coming in that market-there are simply too many people like that who want to live here.

Let's say you have your eye on a 100 acre tract of land you would like to build 5 vacation rentals on. 

I've just managed to put two neighboring tracts under contract so now we're expanding into an additional 4.7 Acres which will add another 66,000 SF of boat & rv storage buildings.
