I've not listened to the pod cast, but I haven't had any decline or trouble with staying booked up.I only buy nice vacation destination rental houses and maybe that is the difference.

Here in SA guests tend to book less than a month before arrival, as we are a big drive in destination, while in other "fly" in markets they book months in advance.

The property is in Boone, NC which has become a (4) season destination town and has a 4 year University here.

I am specifically looking to build new partnerships with Real Estate Agents in the Destin, FL and Gulf Shores, AL areas.

This is a perfect getaway destination all year long!

Tourists could just get a time share and buy their own towels and furniture, but who wants to do that for two weeks out of a year for every possible destination?

In terns of areas that are 2nd home destination type places the local community at least where I have looked does not drive the market.  

Do you think the Destin inventory will bounce back after high season?

If I were an out of state investor who wanted to get into short term rentals I'd be looking at popular vacation destinations.

The goal has to have a finite destination and time limit on it.For example you may say your goal is 20 houses in 20 years (paid off) earning $20,000 per month.. (20,20,20 goal).Now you know where you're going and the timeframe for this to happen.
