To list the top 3 for real estate investors, in my opinion, would be (in no special order):Section 199A/QBI/20% deduction - Landlords can qualify; The IRS has released safe harbor rules to provide guidance on what has to be done for landlords to claim this deduction.Opportunity Zones - This is a polarizing addition to the tax code that allows capital gains to be deferred and, in the future, exempt from tax if certain real estate investments are made in Qualified Opportunity Zones.Tax rate changes, specifically slashing the corporate rate to a flat 21% - This change affects everybody but brings new light to using C Corporations in entity structuring.To address the second part of your question, below are the top 5 benefits (again, in my opinion) investors will receive by adding a CPA to their team:Tax planning and strategizing - A good CPA who specializes in real estate should center their focus around tax planning and strategizing.

I've heard good things about Spartan Invest as well, but haven't worked with them directly.You have to be careful in Birmingham, though - it's a pretty depressed market, especially around the city center.
