That way you can make your own systems and track if someone is actually doing well. 

What happens if at the end of the day I actually did have more than enough to be happy and all the stress (of the rentals) was not necessary....

Honestly your approach may be a bit rough around the edges, but actually getting out there and trying to find deals through grit and hard work is the best way to start.

I have actually seen this before and courts usually stick to the rule unless you get dam lucky. 

I'd venture to guess your tenant is a criminal or drug addict of some sort.There's some truth in your thought but he's actually a really nice hard working young man.
