If stated the other way, post yoru area zip code with the cost to build being lower than the median price, you will have a short list.For instance, you can buy in Vegas at $45-$50 per square foot, yet the cost to build is well above that at $80 so building makes no sense there.

Let’s also assume property location doesn’t matter in so far as the plan is for them to be professionally managed (ie, Texas vs Vegas vs Beverly Hills doesn’t matter so much but prefer not to invest in ‘war zones’)….

As far as flip projects we took a hit in the crash but nothing like back East, Vegas, Phoenix etc. there are some local deals but its a feedin frenzy banks are waiting up to 2 weeks to look at offers.

I am not too familiar with the Colorado market but in Las Vegas you can pick up some good rentals for $40k and generate cash flow monthly.
