I have a mixture of properties, what I call slow flips, these are the SFH which are desirable, larger 1500-1800 sq ft, where the market is starting to rise, but it would be a better option to flip in 18 months and capture more growth. 

I certainly can appreciate that a city/town comprises of a mixture of different neighborhoods where some areas can see more criminal activity that others.

I've had a mixture of traveling nurses, military, students and snow birds requesting.

Personally I've done a mixture of turnkey and BRRRR in the same neighborhood and I have slight buyers remorse over doing those turnkeys.
