You'll need one to draw up the paperwork so may as well develop the relationship sooner rather than later.

My line of thinking is that they will be signing a 1 year lease and I will be holding the deposit for 1 year anyhow I may as well get a little interest on it.Concerns are if they break the lease early.. but most cases I think of that is the case they will be forfeiting the deposit anyway..Open to thoughts or opinions please

It’s the risk that the person running the syndication may (a) resort to fraudulent behavior, (b) not be competent to deal with the subject property, and or economic climate we encounter in the future (c) may become incapacitated and their replacement below par (d) have a “conflict of interest” between your best interest and their highest compensation.  

Your first new build will probably take you a year and any smaller return you may as well just do a flip.
