I'm wondering if we'd be shooting ourselves in the foot by trying to  charge even more to include mowing and snow removal (we're in the great lakes area)?

Can anyone recommend a snow removal service?

Currently, only thinking about Insurance, snow plowing, mowing, taxes, and utilities.

Seller pays utilities and snow removal.  

I'm getting ready to purchase my first multi-family rental property, and I'm considering snow removal and lawn care costs to ensure these costs are captured in the analysis, if needed.

Of course you can have rain or snow, but heavy rain will also halt your construction during summer.

The problem is that with people we know, we are able to do the job without always following the strict guidelines that a normal landlord would have to follow.My question is, now that I'm getting a second property, renting to people I don't know, I want to go back to being as professional as possible, following the right routes, and doing the right things.Are there any forum posts that you guys suggest, in relation to my duties, responsibilities of a landlord, or just tips and things you do to come across as the best possible.Some examples may be;-Do I have to provide snow clearing and salt during the winter months?

Ask him to be let out of the lease and move might be the easiest cheapest thing for both sides.He might be broke and just can't do it.When the snow hits, unless you have a nice BIG electric heater, it's going to be very frosty, and then the pipes freeze and burst and you will have no indoor plumbing...

Will you have to do snow removal/lawn care?  

Typically in my area I would be responsible for lawn care and snow removal but due to several unique properties I only have lawn care at the duplex which I house hack and snow removal at the 4-plex which has a shared driveway and I provide the snow plowing and the gentleman who shared the driveway with me provides the lawn care.
