I responded to her FSBO ad and made my offer which she happily accepted: a 36 month lease option; I'll bring her mortgage current, (1 month, $800), and continue making the monthly payments; option to purchase price of $88K, (my estimate of value, $100K); and I had the right to buy, sell, sublet, or assign the property at any time during the 36 months.

If you look at Orlando since the year started, any time the rates stayed consistent on dipped low (6.6% in May) then you saw an increase in closed sales.I think if you are buying for appreciation and plan to hold long term it is still a good time to buy, because once rates do start coming down, I think we see another hot market and prices increase, like we've seen so far this year.

I had the ability to invest anywhere in the Metro Detroit area I desired.I intentionally chose Detroit because I was certain it would outstrip the suburbs in terms of appreciation, and it blows aways the suburbs when it comes to cash flow.I've been dead right on that for the last 5 years, and I don't see the trend changing any time soon.
