Im from the city and the neighborhoods change dramatically based on the block so just something to keep in mind.Talking with a RA is a great start in getting more concrete numbers on comps.

The strata of the property does have a manager as well, but there is an issue with the apartment that we have get the strata/property manager to fix, but it's been a year and they have not done anything about it.Was wondering what your thoughts are on such properties when the strata/property manager is not doing anything about spalling concrete in the balcony.

got under contract for 47,000 in Cedar Rapids but missed a few things first time through. it's on a slope concrete block foundation small kitchen is added on and no foundation at all.floors are not level the floor plan is all wrong it's a 1900 build don't think it had indoor plumbing originally. so total gut job. might add I'm using hard money on this.now the good points it's on a1.13 wooded acres lot, and houses in neighborhood with 1/4 acres lot about same size age etc are listed around 200k. so any one know of a foundation contactor in CR that does that work?

For example, my city actually requires a permit for a shed (and a bleeping concrete pad...)Personally, I would try to work out the last option, he's a good tenant, is improving the property, not trashing it, and if you can get both control of work scope approvals, and free improvements, it could be a win-win.
