Since you are working through a wholesaler you are probably about to be taken for a ride, since you've posting this up here.

Goal is to wholesale this one.I'm familiar with analyzing deals with seller financing where a good deal would be 3-5x ROIC, but I'm not as familiar with analyzing for cash deals, could I get some feedback for this one?

@Alex Capozzolo as a wholesaler if you can find out what other lots sold for, to developers, you can use that to see if there is enough of a spread, and also don't forget about the ARV - or completed value on these lots.
