So now when they travel to Paducah KY for their kids traveling sports tournament, they are searching out Airbnb's instead of the Hampton Inn, in a town no one thinks of as an Airbnb hotspot.For work travel I'll stay in a hotel, but for ANY and ALL family travel, there's no way I'm giving up having a separate room for each of my kids.My mountain market revenue is flat-ish to up, but that's because I took over management from a PM and was able to do a much better job, so it's hard to get a pulse on my local market.

I don't mean to be ungrateful, but this is really no benefit or bonus to a Pro Member, it's just a source of frustration and a waste of my valuable and limited time. 

Utilizing a realtor whom owns/manages properties in your desired market and can give you concrete real numbers is such much more valuable than running hypotheticals on AIRDNA.A lot of my successful Florida investors are purchasing performing properties in Pinellas county with @Josh Green.

What I think is a valuable tool/person to have in your corner now more than ever is an investment specialist or specifically STR specialist realtor that knows how to underwrite and thus knows how to find a good deal.

Understanding the local market, neighborhoods, and community dynamics can provide you with a valuable edge in making informed investment decisions.

As a general rule in Salt Lake County, the east side is more valuable than the west side with pockets occasionally breaking that rule.  

Once you make a certain level of money time becomes way more valuable.
