If so, then it might not be unreasonable, especially given his fair financing terms.  

Asking a potential buyer to place an earnest deposit at risk without providing at least some insight into actual financials seems unreasonable to me.    

If her bill is unreasonably high, maybe the tenant can pay for any amount exceeding a reasonable rate, but this may be tricky if this wasn't explicitly determined.As for the plumbing issue, I'm guessing the tenant would only be responsible for a charge to snake the line (or possibly hydro jet) and any additional water damaged caused from the clog. 

He does work for you and expecting him to do the job you hired him for is not unreasonable.
