Insurance is not something you need until you need it....I don't require renters insurance from my tenants but I strongly encourage them to get it.

I would encourage you to talk to a real estate attorney to make sure you are legal in doing so.

Our current society tells you to take shortcuts, which is why you end up with $75,000 in student loan debt, thinking it would somehow propel you to riches and glory faster.

I would encourage you to go the legal route instead of trusting the tenants word on their move out date if you are skeptical.

This is my first public post and I'm hoping for some encouragement and insight into the decisions and direction I am heading...My family of 4 is moving next week out of our SFR in Milwaukee (between the airport and Bay View for those that are in the area) and moving to a duplex which we will live in it as a single family while our kids are growing up.

There is a fundamental difference between charging a flat fee like you are to cover administrative costs and running a maintenance arm out of a Property Management Company that encourages discounting work so they can recognize an additional revenue stream. 

I encourage you to use licensed professionals for the plumbing and bathroom.
