If you are really seeking to shave a few dollars off of your settlement costs by avoiding the purchase of title insurance, I would consider its location.

I just had some dumb@@@ whole selling company that has wasted my time for about 3 months and then I found where they had on Craigslist asking like 19,000 when I thought they were buying it".To add some whip cream to this treat I get a response from the wholesaler the next day saying he would add me to his buyers list. 

Brian Zabowski ,I'd add a quote from a contractor, or if you plan on flipping yourself, a conservative flip estimate.If presenting in person (all of this seems obvious but these are the things I would do exactly): I would clean myself up as quickly as possible (fresh haircut and shave), in texas I'd wear starched jeans, a button down, boots, and a navy blue sport's coat.

vanity lights - $30. we use realist beige color, people still love it. we pretty can't rent a house if it's white/off white/cream. it looks like an apartment and people are turned off. once you put color, it goes immediately.

The application is a template from Zillow, just have personal info and bank account balance(s), have you been evicted, etc.The part I am most confused about is the credit check, when do you run it and who pays for it? 

Definitely should shave a couple grand off that paint job..What's the time line on the job? 

Some can shave expenses and or inflate rents on paper to do this.
