I’m very sent several notices to all the tenants in that building regarding the no smoking policy.

There are already several gas ranges on the property so that shouldn't be a problem.

We've also bought and sold several in that area and have several connections if needed.  

@Richard Benjamin Wilhite, @Bill B.makes some good points about loan terms and the strict identification rules for a 1031 exchange.I would add from a tax mitigation perspective that buying the largest property possible will give you the greatest amount of cost segregation possibility and at the lowest cost since it would be one study rather than several. 

I've had several "deal killers" who gave me numbers and walked a few OOS properties for me. 

He must be busy to have several people that just do transaction coordination. 

I'm an investor and also a Realtor here in Wichita, KS and work with several investors locally. 

So then you can add several properties under that same LLC if in the same state correct?    

It's cool to know how to use tools to a do analysis but it has to be utilized properly.I have seen several flippers who have read Rich Dad Poor Dad; had every Performa, chart, analysis package, market analysis reports, cost benefit analysis, work break down structures, IMS and much more and botched every project. 

That would likely take several months and cost a bit of money though.
