Would you say a multi family house is worth more when all utilities are separated between the units (tenants pay utilities) compared to being not separated and landlord charges more for rent to cover utilities.

(Two: Just because you have the down payment for let's say, a quadruplex, that doesn't mean you'll be able to afford the monthly payment.

A title agent does not have any say as to whether a subsequent grantee will be an insured under the existing title policy. 

How quick they can close can say a lot about a company. 

Lets say a land owner wants to enter in to a JV deal with a developer where the land owner only wants to contribute the land as his investment and wants to do nothing else.

Also keep in mind vacation rental can be done long distance but it is more a customer satisfaction / hospitality market where as seasonal rentals (say a few months) are more like  a regular tenant market. 

If it was a straight forward deal and the terms were say a 1/4 point difference I’d stay local.  

I would however suggest talking to a few additional lenders to see what they say as although I have experience in the conventional lending world I now only do investment loans so things may have changed since I last did a conventional loan. 

Quality of life is high, but overall cost of living is comparatively low when viewed from, say, a Californian's perspective.
