Newer brokerage policies in our mls have more clearly separated listing and buyer broker fees, so you can likely interview nearby buyer brokers who will provide the service for a set cost or possibly work with you to represent you on an agreed upon sales commission where if seller doesn’t offer to cover it, there’s a minimum you’ve agreed to pay to broker on any purchases that are realized through their service.

That cost segregation will reclassify certain components of your property from 39 year life (depreciation life for an STR property) into 5 and 15 year life. 5 and 15 year property can generally represent anywhere from 20-30% of a property’s purchase price.So, if you had a $1 million dollar property and did a cost segregation structure, anywhere from 20-30% could be resegregated and fully depreciated.

Under the laws of most states, when a corporate entity is dissolved, until a court appoints a receiver, the business and affairs of the entity shall be managed under the direction of the trustees of the entity’s assets to undertake the acts necessary or proper to liquidate the entity and wind up its affairs.In the context of LLCs most state laws permit the remaining members (or sole surviving member) of a limited liability company or, if the LLC has no remaining members, the personal representative, guardian, or other successor to the last remaining member of the LLC to wind up its affairs.The title company needs to do its research and not resort to the "you need to reinstate the LLC" position that many default to.
