Unfortunately in the current environment, its very hard to have SFRs cash flow unless doing massive renovation BRRRRs (not light 8k stuff) especially when you have a PM to manage. 

During the pandemic, my voucher tenants kept our properties whole and we didn't have the massive non-payment issues that many experienced.  

Humboldt Park also has a lot of good deals.Don't overlook the South Side either - Woodlawn has seen a massive resurgence in the last couple years with the Obama library construction. 

Not only that, in 15 short years, the cash flow will be massive...close to 25k a year.

Working folks aren't a protected class but I will say that your ratings will take a hit if you keep denying bookings for no obvious reason.Have you had massive damage due to a work group staying? 

Few things with MH that need to be assured is "Double wide" which you covered, On a permanent foundation/concrete slab, Not on axles/remove, Not moved from another property or living location, and built after June 1976 (Some investors require within 25 years). 

The most successful D class or 100% section 8 project I ever ran into was in Hattisburg MS. the original owner built about 20 little stand alone units  on the property and each was built with cinder block so very minimal sheetrock inside.. concrete floors throughout with drains in the middle ( kind of like you see bathrooms in Asia and other parts of the world . 

If you see massive layoff here in valley , they hire in India or Dominican Republic lol

Aside from some massive development near there.

It will be all concrete work , no blocks.
