Here is my situation; I am looking to purchases a commercial property in Shenandoah, IA. here is the description:SD LOTS 496-504 CRIP W 20' E 45' LOT 6 & PT VAC ST ADJ SW. the tenant occupying the space will be leaving at the end of the month but the seller's niece is only wanting to keep the back half of the property as a hair salon and wants nothing to do with the store front or the apartments upstairs.

@Marissa Wurms just coming across this thread now and I as well am newer to real estate both as an agent and investor myself.

I am a college student in Iowa City and want to pursue having a single family rental for my friends and myself to live in.

This is why you see so many people from major coastal cities (Boston, NYC, LA) buying in Ohio, Iowa, TN, etc.

I started a hard money lending business with a couple of partners in the Nebraska and Iowa marketplace using our own capital.

I - a risk averse newbie decided to make an offer sight unseen in a part of town I am not too familiar...

Needless to say, they ended up clouding title on hundreds of homes, and their actions both got them a stretch in Club Fed for 7-75 yrs, along with being barred for life in Iowa from engaging in any way in the business of buying and selling real estate or selling securities.Personally, this seems like a bad work around for Dodd/Frank, verse just hooking up with an independent licensed mortgage banker in the area, to have them underwrite the property tax loan/2nd mortgage for a fee of $750 or $1,000, which could be tacked onto the total loan amount to be repaid over a couple of years.

I a, fairly well-capitalized with some private money right now and keen to deploy it.

I was extremely blessed and lucky that everything has gone almost perfectly, but as perfectly as one could hope, other than finding a company to give this man a loan without needing the purchase agreement to be directly between him and the person whose name is on the deed currently.
