If I didn't allow them the gardens, they would likely use just as much water on flower pots :)It sounds like you have an apartment building with a bit of space behind it, if that's the case then I'd consider offering plots to the tenants for a small fee- enough to cover the water- similar to a community garden...

I purchased like new off craigslist for couch loveseat,, only staged main living areas,, no bedrooms .Left the main living areas and kitchen, and bath staged for showings..I did add some beautiful flower pots outside and a patio table set for deck.Accessories, I kept the tags on and returned the stuff after the house was sold so basically within 2 weeks, and dragged a few things from my own home like lamps, to use.

Some agents provide a consultation (I do this) but I don't provide the furniture or pay for the contract.High-end photography isn't always necessary and please for the love of god, tell any photographers you use or interview to stop taking close-ups of flowers and common faucets!
