I sure hope that those agents don't disclose the identity of the buyer, as we have a duty of confidentiality as realtors.

I have noticed several 4 unit condo buildings listed on the MLS that are identical to 5 to 10 neighboring buildings.

For each property, the accountant will help you set up general ledger accounts for buildings, furnishings & equipment, land, depreciation and other things that might be specific to your situation.  

You may be surprised and an absentee owner of a vacant property may be willing to get rid of their property to you for below market value.Keep researching how much rehabs will cost so you can be equipped to quickly analyze properties that come your way.

If the property is already on the market the process will be almost identical to any other house purchase.

KDP Septic based in Phillipsburg is excellent, they put in a complicated 50K system for us in East Amwell Township in the dead of winter this year (high water table on property so needed pump up leech field system, ground was frozen, they have all the heavy equipment needed for something like this).

LLC offers 2 kind of protection: Inside protection (liability arising from inside the LLC should not propagate outside to your other assets), and Outside protection (liability from something outside the LLC should not touch your assets inside the LLC).The Inside protection is almost identical in every state.

FWIW I have side by side identical units in a brick "tenement" with identical heat except for one is 60% attached on the outside wall.
