Besides registering with the city, are there any other steps required to setup as a STR/Airbnb host in Alexandria?

The primary requirement is that the expected rent would cover the mortgage on the home - and that expected rent is typically determined by a combination of the appraiser and some service like airdna (a site which determines fair market rent).

For rentals in an LLC, most lenders look at the cash flow of the property (aka DSC Ratio: Debt Service  Coverage) and your credit score rather than your personal income.

However, I’d love to hear from anyone with experience in this market.What platforms or services have you found most effective for connecting with traveling nurses?

If you are going to outsource management you will get everything done for you, but you will have some of your cash flow used for services. 

Hey @Paul Stern, I host the New Haven meet-up monthly, and invest in New Haven county, I actually just completed my first successful BRRRR on my own, tenants moved in yesterday.  

You are not paying for their services and won't cost you anything extra anyways. 

@Alecia Loveless is correct--tenants need access 24/7 to their electric service panel, water and heat, assuming those are individual utilities for each unit. 

Many of my customers who are traveling nurses buy condos or townhomes in Florida as vacation homes, then rent them out when they're not in town.This system has proven to be very lucrative, as it allows them to service the mortgage debt and generate a good cash flow.

I can't continue providing that service if the landlord takes over management.
