@Melissa Ford well this is a home that has been owned since 2006, however, instead of selling it.

The simple answer I come up with is the Henry Ford quote of "If you think you can or you think you can't - you're right".  

To add on to what @Travis Biziorek said with regards to having a good reason to be there, I was traveling to Detroit frequently for automotive work and my in laws are there, I got married there last year in a Ford museum.

@Huggy Ford- thanks  1)  try  contacting the smaller to mis size credit unions and banks in the La Jolla  area  for  options  2)  do some research on other nearby properties that  are in the same  situation to  see if you can  find  recent lenders that  have made loans to these properties  3) if you still live in the  property  definitely try to  complete this  task BEFORE  you move out of the  property as  getting a  primary residence loan  will be  much  easier than  getting a loan on it when its an investment property .

I have another house in Chadds Ford that I’ve been living in for the past 2 years.

.- Watch for the Highland area just north of Ford Parkway.

Put in some extra effort and finances to ensure it has a really nice visual appeal because that tenant demographic, they expect a Ferrari for a Ford price, and if it looks the part they don't care if it's a Fiat.

I use Charles Ford in Greenville.I have been using him for years and and I have over 20 rentals and am flipping houses as well.

We proactively reached our multiple times to get the status.. and very casually their manager Amanda Ford replied "yes its been rented at $1099).. and we were like WHEN?
