So many people think real estate is about fancy investors..

I was wondering, if someone had written this letter or email to you, what would you be looking for in this document from them, that would catch your attention, tickle your fancy or make them stand out from others?

There's really no need for anything fancy here because he's already doing owner financing which accomplishes the goal of spreading out the gains.

You get to write a whole bunch of stuff off, even depreciation, without any fancy entities.

Doesn't need a fancy systems to get a few sentences of info and take care of it.

Quickbooks,quickbooks,quickbooks.... but skip all of the fancy features and use it like a check book.  

In Texas they would say a broke person who leases a fancy car is "all hat and no cattle".

If you want to be looked at as a pro...dress the part.

I plan on building an additional SFR on my 5acre parcel in Ramona CA (nothing fancy, just a nice 3/2). 

The waiter at the kid's restaurant does 10x more work than the waiting at the super fancy restaurant.
