Built in late 2000's, town is the only one in the area likely to see appreciation and has seen 8% increase in rental rates in the past three years.Although I plan to occupy the property (likely with roommates) initially , I would like to examine both deals from a worst case-rental only perspective because there is no guarantee I will be staying put.

I emailed the plan examiner and he said they need to know what the load is sitting on (foundation wise,) and the manufacturers specifications for the beam.

An additional note, of the three different quad-glazed windows we examined for use in renovation of our own house, they all required a minimum of 2x6 wall thickness and would probably work better in a thicker 2 x 8 stud wall.Insulated spacers in a triple glazed vinyl window (I've yet to find one with a real insulated frame) will probably give you the best performance / cost ratio.

It is quite probable that areas in different parts of the City may see properties selling at different CAP rates based upon desirability and risk.You also must remember that CAP is a course indicator of valuation - you would still need to examine the particular deal and make adjustments for age of the property, state of repair and current performance.

Not having money to investigate further will not win their case in court.Having said that if there was an item not generally seen from basic examination that the seller was trying to cover up and not disclose that was discovered later after purchase the buyer might have recourse against the seller.Basically do not cut corners on rehab and keep great pictures and records, permits, etc. as proof the work was completed correctly.
