I'd recommend getting to the Black Diamond meeting in Waltham (2nd location in Worcester).  

That time has passed and at this point, basic cash-flow and returns are no longer reasonable for small scale investors.I will not deny the ability of others to find the occasional diamonds, but you cannot consistently invest in that area with success here.

My favorite is the Black Diamond meeting in Waltham (alternates every other month with their Worcester location, next Waltham meeting is May).

I'm in the North Shore and will be attending the Black Diamond REI in Waltham with my husband and contractor on the 17th of this month.

The only way to really find the cash flow is to find the diamond in the ruff property out somewhere no one else has found.
