Their whole product is dreadful, the UX sucks on mobile and on an actual computer, and honestly the only thing they were ever good for was the electronic signing of documents and no one NEEDS them for that.

Yes you are correct with what I'm wanting to do... but I think that there's got to be a way to get mortgages on leased land HUD homes do it all the time in mobile home parks.

As I have been reading a lot of terrible experiences and stories about landlords getting burned due to tenants simply taking their softness for granted and especially taking advantage of a lot of elderly homeowners to live in the places for free and in some cases even filing lawsuits against landlords to simply make money out of them.
