At minimum, I can see there is a "broken link" icon on your post, but otherwise I can't see anything.

I avoided roof problems, siding problems, broken concret driveways and basement problems....and even furnace and a/c problems.What is your thoughts please?  

The fact that it is never broken out indicates that it should really not ever run more than the two combined and that would be worse case scenario.

Imagine coming off a 12-14 hr night shift in the ICU and your tenant emails/texts complaining about a broken toilet paper holder...or how they locked themselves out of the house.I think the two greatest skillsets I could have benefitted from but never got around to are sales, and software/coding.

It was full of filth, dead roaches, and fleas (stray cats had gotten in through broken windows).

That way you can take that average $200-$400/turnover out of their deposit if it has more than normal wear and tear damage (broken pickets and etc).

I wouldn't lie about anything but if for some reason they think they have tricked you they will clean thinking they will get their deposit back.Then you can quote your lease and explain they have broken it.I have had tenants suddenly start turning into lawyers and quoting some portion of they law that helps their case.It boils down to the contract they signed which is your lease.You could ask them to send the reference to law that states this for your attorney to review.

If a tenant 'disappears', it's usually because of financial issues and that they have already been served disconnect notices by the utility company and once power and heat get turned off, they figure that the game is over and move out, leaving a mess and broken pipes behind (especially in the freezing winter temps).
