Have been looking into Commercial Retail shops, laundry mats, etc. but I am a bit unsure how much I could "purchase" with my current cashflow/down payment.

I live in North Myrtle Beach, have a large STR rental house in the Cherry Grove section of the beach, and frequent Myrtle Beach proper often for dining and shopping.  

Over the years I picked business degrees, real estate license, tax preparation training, loan officer licensing and training, investment / CFP training and it is all tied together in one big connected body of knowledge that emphasizes appreciation, debt pay down, cash flow, and tax write-offs...  

In Denver, that's any of the numerous areas that has bars and restaurants and shops nearby.

So definitely shop around and don't just take one persons word for the full picture of what is out there for you. 

I do find myself shopping quotes frequently.

Sellers already shop listing agents all the time based on commission. 

Hunting and shopping myself won’t get it done.

We are a one stop shop for PM, sales, maintenance, etc... 

It’s always a good idea to shop around and ask different lenders about their specific requirements and options.
