I do think I have a conservative estimate of $30,000.00 in repairs.Finally, the electric is not on separate meters so we will be adding on an estimated electric and water/sewage amount to their rent.

I received an estimate for the closing cost and we would be adding 8K to our current loan plus the 5 years, and this is just killing me the thought of my principle balance going up after paying extra over the last 5 years, but the thought of extra cash per month would be nice.

You also have to be willing to pay closing cost around 6k.The closing cost would be added the cost of the home sale price, it's worked out at closing on paper.
