The 5 years run from the acceleration date on the account.  

One thing you can do is ask your cpa about the depreciation model you choose.Since you just bought the house this year, you can use accelerated depreciation and that will allow you to take a bigger depreciation deduction on your taxes this year. 

I'd like to keep my current 2 family since Im entering the accelerated portion of the mortgage pay off terms and also keep her 2 bedroom cape since its in a desirable location and should be easy to rent.What should we do?  

Burn the bridges, accelerator to the floor, brakes permanently cut.

I would recommend saving your cash flow for down payments which accelerates your acquisitions.
