Beyond that, we do usually install decent/durable blinds (otherwise your tenants will end up putting bedsheets, aluminum foil, and all kinds of other creative solutions in your windows, and/or damage things while trying to install and uninstall their own) and window screens.

I say that because if the PM only does handy-man work . . . perhaps he or she is not equipped to know if the the plumbing p-trap was installed properly, if the breaker at the electrical panel is large enough for the AC, if the aluminum wiring has purple wire nuts, if the outlet is GFCI protected, if the wall is not structurally built, etc.

You will need to change out the plumbing due to the materials @JD Martin stated and other stuff for instance the aluminum wiring and upgrade the electrical panel most likely.
