While it is possible to do one or two circuits at a time the labor/time cost would go up drastically and the tenant would not be happy.Replacement will involve trenching or removal of the drywall/plaster, fishing wires all over the home, patching and sanding of the repairs and paint.

It looks like it will take about 150k to bring it up to its full glory and probably about 75k to patch and paint.

We have some oil patch houses, and when the oil market turned downward, we experienced lates as our tenants lost jobs. 

In our case, they offered to dig and patch, since we had a break and offset joint in the middle.

Can anyone enlighten me as to what these professionally patched holes are, and if this is a potential safety problem due to furnace exhaust?  

A bit of hydraulic cement patched it up correctly and it's doing fine now. 

Well, we'd love a lower budget/DIY option, but would consider patching over it for a bit until we could save enough for a better or more permanent fix.

Now we are down to 4k, but you don't get first mo rent... so another 700 gone.Now, we're starting off with 3,300.... what happens when you hit a patch of bad luck?

Trying to save the rock and patch is a headache and it will look much better with the new rock.

I might be able to patch in the old wiring in the attached Garage (1/1) and have it rentable; however, the detached garage efficiency has mold damage and most of the wiring had been removed or hacked into.
