Think about who needs 4 bedrooms badly enough to pay extra to get that fourth bedroom.Even tenants want a garage and it is much more difficult to rent out a place that doesn't have one.I agree, the tenants you are looking for may as well go and find an apartment where you have a covered parking stall, no way I would move into a house with no garage

Still havn't been able to rent it just asking first and last now Realtors still showing it but no luck yet.I'm considering giving it to a local place here called Rent Now Realty they specialize in rental but they want one month $1200 to get it rented thinking i may as well do costing me anyways just having it sit empty

But it sounds like it is definitely worth doing renos that provide peace of mind, and then any additionals that might be cheaper to do that can add value/increase rent (if we're redoing electrical and ripping down walls, may as well do anything else that can be done while ripping down walls).
