@Michael S. tenants always claim to be expert painters, but I have had paint on woodwork and even carpet when I let tenants paint.

I love woodworking and making houses look better, both inside and out, and I get to do that part-time currently with a local real estate group.

Don't get me wrong, it's not a bad house, it's nice, lots of wood work and a great backyard.

Obviously larger windows are more expensive, as would any woodwork that needs to be done to handle rotten wood, etc.

These two incentives combined can add up to $7000+ in move in costs alone never mind first and last months rent.So....considering that most people who can afford $3,000+ dollar apartments usually have good steady jobs, and are not the types of people who let their dogs crap all over their place, eat the woodwork, or otherwise destroy their home, I’m wondering what benefit I really get from having a deposit on hand.
