These approvals can take more time (zoning, design review, subdivision platting, plan check of buildings under more stringent building codes), most all of which you'll skip on a rehab. 

If you are buying a single family home on 5 acres in the country then you will have a lot more maintenance and risks associated with staying on top of the property's condition.I have property across 11 time zones.
