I've actually been retained as an expert witness to testify against MHC's who have all but threatened their residents and tried to ban outside sales of new and existing homes, require homeowners/tenants to go through their in house sales staff and contractors.

You can also testify as to your own opinion of value but that may not be given a ton of weight.

Who testified first?

So if you cost someone $5,000 for something they think is frivelous....and they know who did it....and if the commission finds the complaint isn't just frivelous, they will know you did file the complaint as they will receive a copy of the complaint and need to go defend themselves...and you will need to testify against them.

I helped a person that got shot there one day and now I get a court summons every month to testify but they keep pushing it back, has been 2 years now....

During the testimony that I gave and questioned the Executive Director, who was testifying for the Bill, He specifically stated on record in the House hearing that "Wholesaling" or assigning contracts is legal if done correctly. 

We won both times, easily, but not without 2-3 years of waiting for the next letter from ambulance chaser lawyers, depositions, travel to the out of state property to testify, always with a niggling feeling in the back of your mind.

Post the 3-day notice.After the 3 days have passed file an eviction with the court.Either you or your property manager will need to appear in court to testify that the notice was given and that rent was not paid.You can go after them for back due rent but it can be more hassle then it is worth as it is not always that easy to collect.

If they are just bugging the police and needlessly wasting their resources, you may be able to have them come testify on your behalf, or at least show that there were never any charges or tickets from police substantiating her claims.
