ALSO, You can buy your personal home that is a rehab, fix it up then live there for 2 years.

It's critical to to get references and work with BB&B-accredited and fully insured companies when this amount of money is involved.

I knew this 4 years ago and decided to build my real estate portfolio to get enough know how to finally get involved.

The approach involves using a hard money lender (HML) to fund 75% of the purchase price while having the seller carry back 25% in a second-position loan, allowing you to flip the property with little money down.

The LLC doesn't actually own the asset and most real estate lawsuits involve the actual property, so I'm unsure that it's providing you protection. 

To ease her into the process, involve her in key discussions—attend a real estate meetup together, consult a tax strategist, or review a simple property analysis.
