On another 10-unit mixed-use property in a nearby coastal town, we carry hurricane and earthquake insurance, in addition to O&L (ordinance & law) supplemental coverage.

We believe it it very valuable for protection, legacy planning, education planning, long-term care perhaps, and as a supplement to our investment portfolio.  

To supplement my down payment, I have secured $50k via gift and inheritance.

For the last 1/2 year I have been full time on the real estate and working part time as supplemental income.

Short term I’d like to do a few more deals on the side to supplement my income.

Experience is suppose to be a supplement to your screening process it is not suppose to be the only screening process.  

It is amazing to have a place to supplement that space so you aren’t so hard pressed to get another property when the numbers aren’t right. 

Also buying on the Pacific coast highway and having to supplement another $3000 a month in mortgage payments for the sake of appreciation is also not worth it. 

I know experience is the most important but I'd like to supplement it with self education.
