Best,Sebastian While i typically say when lending ROI should not be used and IRR is, ROI if its 12 month loans can work as well since most people do not reinvest immediately the monthly interest payments and IRR is based on the reinvestment rate.

If you refinance now, you may be limited to a rate and term or delayed purchase (depending on the lender) or pay higher points/fees/higher rate using a DSCR loan without a cash out seasoning requirement.

Ditto to all of the above. 85% is very doable with a strong credit score, strong dscr, but yes, the rate is going to be higher because of the higher leverage.
