PM ripping them off So now he has to fly out there once a month to collect the rent  LOL.. evictions start happening it starts spiraling down I told him dump it before its in the same shape you bought it. he did that the best offer a local would give him was 600k he took it and licked his wounds.

if you applied with major bank it takes forever..I have 600k equity..great income..775 score..and wanted 200k heloc and it took 6weeks..large banks with mortgages and helocs can be very frustrating with time, and it will only get worse with different guidelines in the future..good lick

In terms of other options, I explored hard money loans and piecing it together by sharing equity with friends and family, but if I hadn't found a replacement for the traditional lender, then I probably would just walked away and licked my wounds before getting back after it with another property.

What I detested was the process: collect all the bills, open the mail, rip off the stub, put the remainder in that bill’s receipt folder, write the check, make the journal entry, stick both stub and check in envelope, put on stamp, lick envelope, write in return address, etc.

Have your AC contractor show up for the inspection to advise on what might be problematic for them in installing the duct work and get a quote.I deal with these older properties - both residential and commercial - everyday so it's less of a threat than a "don't lick the walls and don't snort the siding."
