We sign the partnerships agreement which includes verbiage defining roles and profit share.

It keeps me accountable and helps me to refine and define my plans while gaining different perspectives.

Yes well defined rule are very important and help but these are humans were talking about so you have to go deeper then that and consider that human aspect for community/shared spaces. 

Also what do you define as predatory investment?
