This happening in 05 to 08 and there were builders with 50 to 200 specs and they lost them all I bid on a 100 home package in 08 the houses were selling for 225k to 250k in 06 ish and we were in contract for 120k each..

Hello,We are being approached to GC/partner on a spec home with whom the client owns the lot and will be securing the construction financing himself in order to do the deal.

Some people have been asking me about villas and I figured out that I could use our infrastructure to build for them (on spec) as well.Let's assume that you're my customer.

It was a spec/investment project for me.  

WE took 16 40 yard dumpters off of that house property and various vehicles etc etc. there was also a live boa constrictor that scared the heck out of one of the workers it got away ( of course) and the police wanted me to walk to all the neighbors and warn them to watch out for their cats:)WE demo's the house and I built a 1.5 mil dollar spec on it.

I hear ya I would not want to have a spec build in SWF right now unless its a ultra premium where the buyers buy for different reasons.

Thanks. because existing is super messy and lower returns for general contractors and HIC, I'd recommend looking at new construction too. start to finish 120 days right now on 1-3 family is what our market is going for high volume spec homes that have been built before. 

Maybe city is getting ready to go crazy on solar and needs a spot for a battery storage area. 

It's a smaller town that is seeing growth from a billiion dollar EV Battery plant that Honda is building about 15 minutes away from it.
