Then I'd probably spread that $750k out amongst numerous operators and diversify across asset classes that I like (for me it would be industrial, multifamily, storage, and mobile home parks).

I definitely have a lot to consider.

It took a lot to comply with their permit expectations and was frustrating and time consuming.

Most of the ultra wealthy individuals sacrifice a lot to obtain their wealth, and I won’t make those same sacrifices.Similarly, I don’t desire to have 5% body fat because I don’t want to put in the effort required for it.I understand that ultra wealthy is subjective, but the main point stands. 

You need to persuade people that selling to you is a better option than calling any of the other numerous solicitations they get in the mail every week or listing it with an RE agent. 

But the multifamily space is a relationship based business and you have a lot to learn about relationships.

Sapphire is much more of a vacation home community.The deciding factor for me was that Sapphire and Cashiers don't have a lot to do, except for golf and hiking.

It’s too much human waste for the lot to handle.
