That said when i was a kid, my family went to bbq at a friends home, it was a large neighbood get together.

Apartments can be built for less, but the profit is in higher end apartments so typically the apartments being built have pools, rec rooms, work out rooms, BBQ area, etc. 

Unless you are doing all of the maintenance yourself, figure about 5k yearly for touching up paint, repairing misc. items the guests break, bikes, kayaks, BBQ grill, pool maintenance, lawn service, pest control, replace TV remotes every time someone checks out. 

Recommend you take the money and host a big party at Cadillac Bar and Grill.

In January on grilling the PM staff they had no clue what left hand is doing and what right hand is doing.

It's a beautiful property with a pool, picnic benches, and grill stations,  on 1/2 acre in a great part of town.The appraisal shows that with the value I've added, there is significant equity growth.The issue is that I am having a difficult time finding a lender who will help me REFI out of my hard money loan.

I just don't want to have to look and experience the ugly rear staircase every day, especially in the summer when I am go to the yard daily to grill or play with the kids.  

(BBQ grills regarding charcoal or propane is a very different story though.)
