You may run a company but you are not investing in real estate as you don’t own anything.

That said, here is how I would proceed...For some background, I used to run an STR management company in SATX and we peaked at about 35 properties under management. 

It's one of the hottest markets in the US right now with so much population growth, job growth, and companies moving/developing here (26B Intel headquarters being built here, 68K+ enrollment in Ohio State University, Amazon, FB, Google, Honda, Nationwide, Anduril, etc.).

@Christopher Smith there are many...but in my opinion really only three companies out there that offer the ability to 721 into a large and diversified REIT that i'd feel comfortable with. 

I follow Dodd Frank, I use an RMLO, I have a title company close the sale and offer title insurance.

A savings to put deposits and another account for everything elseyou don't need separate bank accounts as accounting software will classify all of those items.

I see why folks are asking this company says they do 100% loans for purchase and rehab with a whopping 620 fico..

Next to impossible without a property management company or a ton of experience in rehabs.

Whether you need a CPA with just three rentals depends on the complexity of your situation and your comfort level with DIY tax prep.If things are pretty straightforward, you might be fine with tax software for now.
