Sure, in theory, the strategy this investor used might sound clever, but it’s also incredibly risky to rely solely on the compliance of a borrower—especially when they might not fully understand the terms or simply can't agree due to their personal situation.I have tons of ideas that might look good on paper, but I don’t pursue them because I assess the real risks involved.

Start by simply checking for water stains on the ceiling, which can indicate whether the roof is structurally sound.Many mobile homes have rolled metal roofs that can crack and rust over time.

Never done it either, we've been approached to lend by some investors looking to do it.The risk of insurances rates skyrocketing or simply being cut off makes it extremely difficult.You also have to consider rental demand.

Simply trying to beat big box/Costco pricing and their retail prices aren't less.

Most often because of wildfire risk or simply because it's an STR, but sometimes because of the high property value.  

It can be a great win-win, simply by bisecting the property and hosting operation.
