It's disappointing that you can't make it work with short-term rentals, as that should be much easier.

The only issue I had with his programs is how short a time the coaching programs are. 

Once you've identified what's important and what ratios to look for to evaluate a property, all future deals should be weighted against those "good" ratios/numbers - and periodically adjust to suit your goals.

The bullet in the response that is standing out to me is:"(7) The accessory dwelling shall not be a short-term residential rental, as defined by City Code section 3-2-152(a)(2), for a period exceeding 120 days per calendar year."

There are services like Blockfi, Unchained Capital, and many others will will give you a short-term loan backed by your crypto assets.

To make a long story short, for one property you are not going to save $ in the long run and realize materials can take 6-16 weeks to arrive. 

As for the period of sale time, in this market everything goes within a week of being listed unless there's something wrong with the property.

My idea to achieve this is to convert the studio into a short-term rental.I’m trying to determine if I’m forcing this deal to work by relying on the short-term rental strategy or if it’s a reasonable approach given the numbers.

If I have several options, I would prefer a HELOC with no initial draw requirements (i.e. to establish a literal line of credit that I have no specific short term plans to use), i.e. not something like the better.com HELOC.
