Currently, I live in Hawaii, house hacking my own property, and am looking to expand into out-of-state long-term rentals.My goals now are to master the art of wholesaling, continue raising private money, and build a strong portfolio of long-term rentals.

The loan can be called, but in the 45 years I have been doing this I can only recall a handful of cases and it usually was Credit Unions or private money lenders.  

The main programs that study this show a far different look than the appropriate (private & costly) programs.

I feel like my best route to getting started is by working with partners or private lenders given my current available capital.

For our private lenders, we use people in our local real estate community.

Should I consider private lending, HELOC or another short term lending to fund the home construction? 

I'm familiar with how a hard money loan is structured, but structuring a deal from a private lender seems like the wild west.
